PUBLIC HEARING – AMENDMENTS TO SUBDIVISION AND ZONING ORDINANCES:
Hold a public hearing to receive public comments and consider introducing ordinances, briefly outlined as follows:
Subdivision Ordinance Amendment: Allow City Council to waive or vary provisions of subdivision ordinance if provision causes injustice or hardship as set forth in Section 74-2 of the City Code.
Subdivision Ordinance Amendment: Allow phasing of public improvements in major subdivisions.
Zoning Ordinance Amendment: Allow elementary and secondary schools, by right in all zoning districts except L-I and H-I.
Zoning Ordinance Amendment: Require single-family homes and duplexes to have primary façade and entrance facing the street from which the front setback is measured.
Allow Vehicle Sales and Service Uses, including fuel stations, auto body shops, towing services, and other uses as defined in Section 10.2.9.H of the City Zoning Ordinance, by right in the L-I and H-I zoning districts.
Zoning Ordinance Amendment: Add solar farms to the use table and allow the same by right in the H-I and L-I zoning districts and by conditional use permit in all other zoning districts, and add “solar farm” definition.
